A RERA number on a hoarding means very little on its own. These are the five things to verify on the MahaRERA portal, and what the answers tell you.
Almost every project in Maharashtra now displays a RERA registration number. Fewer buyers actually open the portal and read the filing, which is where the useful information lives.
1. Confirm the number resolves
Search the registration number on the MahaRERA portal. It should return the exact project name and promoter you are being shown. A mismatch, or a number that returns nothing, ends the conversation.
2. Read the declared completion date
Promoters file a completion date with RERA and it is legally meaningful. Compare it against what the sales team told you. A gap of a year or more is common and tells you which number the developer actually believes.
3. Check the quarterly progress updates
Registered projects file quarterly updates on construction progress. Read the last four. A project that has reported minimal movement across three consecutive quarters has a problem the brochure will not mention.
4. Look at the promoter's other projects
The portal lists every project by the same promoter. Check whether their earlier projects were delivered on the dates they filed. Past delivery is the single best predictor available to you.
5. Verify the land title documents
Registered projects upload title certificates and encumbrance details. If your lawyer only reads one thing, this should be it.
None of this takes more than an evening, and it is the cheapest due diligence available on a purchase of this size.
